For years WWDC has been artificially exclusive because it has outgrown the Moscone center.
Any normal company would have moved the conference to a larger and safer venue in a city that is friendly to tourists such as Las Vegas, Los Angeles. Instead Apple wants the lottery winners who get to go to feel like special snowflakes who are lucky enough to have a home to go back to.
If WWDC becomes online only it might become more accessible to people. It seems like there is a large unmet demand for housing in the neighborhood, maybe they can convert the Moscone center and some of the hotels around it into housing.
